what is the average cost to build a small cape in massachusetts?

We have an opportunity to build on land that would be given to us. We do not make alot of money and want to know an estimate of how much it would cost to build a small cape in Massachusetts. We realize that there are lots of factors but can anyone give us a general idea?

    I find that a large towel around my neck fasted with a safety pin makes an excellent cape

    you can get a prefab for between 60-80thousand, there’s a company out of holyoke that makes them too, more mid to top of the line can be way way more
